Staging Tips For Sellers

We've told you why you should stage your House?  You now know that staging = selling your house faster, and usually for more money.

If you don't decide to hire a professional home stager, there are some things you can do to help your house show better and look different from and better than the competition:

1.    Clear all unnecessary items (furniture to accessories) throughout the house.  DECLUTTER!  Keep decorative items in groupings of 1, 3 and 5.
2.    Clear everything from your kitchen countertops.  Clear refrigerators (fronts and sides) of messages, pictures, etc.  A clean looking kitchen helps a buyer to move their own items into your kitchen.  You can also accessorize your now clean kitchen with plants or other "objects" on the top of cabinets and an artistically placed grouping on the counter (see below).



3.    In the bathrooms, remove all unnecessary items from the countertops, tubs, shower stalls and commode tops.  Coordinate towels in one or two colors only.  Again, as in the kitchen, you can now accessorize your clean bathroom (see below).



4.    How we live in our home and how we stage our house for sale are two different things.  For purposes of staging, less is better.  You'll want to rearrange or remove furniture so that rooms appear larger.



5.    Review every room in your home.  
-    Patch and paint, if necessary.
-    Clean carpets, drapes, windows and anything else that needs it.
-    Review decorations on walls, remembering to keep them to a minimum.
-    Remove any and all personal photos and personal items.
-    Rent a storage unit, if necessary, to store extra furniture, fixtures and decorative items.

6.    Leave on certain lights during the day so you house shows big and bright, and leave the stereo on a nice, soft FM station for a little ambiance.

7.    Outside, remove all garbage cans, wood scraps, extra building materials, etc. and store them in the garage.

8.    Check gutters for debris and make sure they are swept clean.

9.    Clear patios or decks of all small items, such as planters, flower pots, charcoal, barbecues, etc. (put them in garage of storage unit).

10.    Check the paint condition of the house, especially the front door and trim.  Remember, CURB APPEAL is very important. 

11.    Check your landscaping.  Prune bushes and trees, keep plants from blocking windows.  Weed and mulch all planting areas.  Keep the lawn freshly cut and fertilized.  Remove any dead plants or shrubs.
